| This part of southern Colorado was initially subdivided in the early '70's by several large developers. There was an aggressive campaign to sell 5 acre parcels for 10-15 years. At the current time, many owners have never built on their land or have visited it for camping and recreational purposes, but are now retired and unable to travel or have decided against retiring in this area. There are many young families who are interested in purchasing recreational property in the area and we re-sell the land at a fair price to families, young couples, and persons who want to relocate or perhaps retire to southern Colorado. The area itself is very beautiful, and has some wonderful outdoor terrain and being situated in the midst of the San Luis Valley - it is surrounded by 14,000 foot mountains ranges on several sides, so it has great recreational appeal. Despite the beauty of the area, it is also economically challenged and there is very little development, other than farming. |

If you are considering purchasing or selling land in Blanca or Costilla County, please call the Costilla County Assessors Office at 719-672-3642 or area Real Estate agents to find out the average selling price or value of vacant land in the area. Several calls have been received by in-state and out-of-state landowners lately which indicate the "brokers" are telling people that the value of the land is increasing tremendously becaue of a new shopping center which is going to be built near their land or some other similar reason. They then tell the landowners that they have buyers waiting and will list the property for a "nominal fee" of about $600. The Costilla County Planning Office (719)672-9101 has NOT received any applications for shopping centers. Many properties are also listed for sale on the internet for seven to ten times what the properties sell for locally." The article continues about other unscrupulous real estate people who are offering to buy property for 10 times its real value-but ask for 10% of the offer "UPFRONT" for closing costs. ************* There is also a lot of advertising circulating about how TAOS prices are coming north to Southern Colorado. The slant seems to imply that you can invest in land in Colorado and will reap huge benefits. The truth is that there is still a lot of nothing in Costilla County and there are not artist colonies, or very many viable industries yet - so all that must be taken with a grain of salt. |
| There are several groups of folks who send letters to everybody in Costilla County who owns land and solicit to buy your land and "save you from paying annual property tax bills." We are not in that group. Our experience has been that these "land wholesalers" will pay you bottom dollar, then re-sell your land on eBay or on their own websites at an enormous profit. We are also re-sellers and do not hide that from you -- but we pay more and also re-sell in a truthful manner to people that want to re-locate to the San Luis Valley area and since we also have a home there -- we are part of the community and are ambassadors of the area. If you have been contacted by a wholesaler and want to check on their integrity-- please let me know -- they contact me all the time by FORM letter also. ------ We also notice folks on the internet who offer to sell your property with ads or listings for you. They normally have very little promotion of their sites and also list property descriptions inaccurately and use similar photos for many areas without doing much checking. I have a list of organizations that are suspect in doing this and only want to get a fee or commission from you for doing next to nothing. They encourage you to set a high price for the property and perhaps their "fee" is linked to the price.
